If your family's stone house is on Paros, your holiday villa is in Mykonos, or your grandfather's home is in the Mani — and you spend most of the year far away — we extend coverage to the islands and the Peloponnese on a tailored, by-request basis. Founder-led visits, documented reports, traditional-property awareness, and the trusted local presence that doesn't exist where you are.

The Greek islands and the Peloponnese hold a particular kind of property that's different from the Athens apartment market. Older. More stone, less concrete. Used by their owners for two to ten weeks a year and otherwise empty. Often inherited from grandparents who built them in the 1950s or 1960s, sometimes from earlier generations still. And almost always more vulnerable to neglect than mainland city property, because the local handyman culture that used to keep these places alive has aged out faster than the properties themselves.

This page is for owners of island and Peloponnesian property who live abroad — or who live in Athens and treat the island house as a second home — and need something more than the friendly neighbour who used to keep an eye on it.

Ionian islands

Corfu (Kerkyra) is our most-requested Ionian destination — large foreign-owner population, mostly English and Italian, properties skewing villa-grade. Paxos, Lefkada, Kefalonia, Zakynthos and Ithaca also available on tailored quote depending on property cluster.

Cyclades

Paros, Mykonos, Santorini, Naxos, Tinos, Syros, Ios — the islands with the densest foreign and Athenian second-home concentration. Each has its own logistical profile, but all are reachable from Piraeus or Rafina ferry routes, often with a same-day return. STR overlap is high on these islands; many of our members own properties that double as Airbnb units in peak season.

Dodecanese

Rhodes is the most-requested Dodecanese destination — large international owner base, particularly UK, German, and Scandinavian. Kos, Symi, Patmos, and the smaller islands available on tailored quote.

The Mani and Messinia

The southern Peloponnese — the Mani (Areopoli, Limeni, Kardamyli, Gerolimenas), Messinia (Kalamata, Pylos, Methoni, Koroni, Stoupa), and the inland mountain villages — has become an increasingly important second-home market over the last decade. Many of our members here are Greek-diaspora families with old stone tower-houses or village homes, plus a smaller share of international owners (especially in Costa Navarino's wider catchment).

The Argolid and the eastern Peloponnese

Nafplio is the strongest commercial-intent destination here — premium neoclassical homes in the old town, increasing foreign-owner interest, walkable, easy weekend trip from Athens. The wider Argolid (Tolo, Porto Heli, Ermioni), Spetses, Hydra, Poros, and Aegina (the Saronic gulf islands) also covered by request.

The island-and-Peloponnese inspection

Same comprehensive checklist we run everywhere, plus four additional checks specific to traditional and second-home properties:

  1. External envelope check. Roof tiles, stone-wall pointing, wooden window frames and shutters, gates and exterior locks. Salt-air and storm damage shows up here first.
  2. Cistern and water-system verification (where applicable). Cistern level, pump operation, filtration status, water-quality visual check.
  3. Garden, olive grove, and land check. Tree condition, irrigation if applicable, fence and boundary inspection, pest and rodent activity in outbuildings.
  4. Vehicle storage check (for properties with a car kept on-site). Battery condition, tyre pressure, fuel level — these properties often have a "house car" that sits unused for months.

Pricing on the islands and the Peloponnese

Our standard plans (€99 / €149 / €249 per month) apply, with a travel surcharge that depends on destination and visit-day logistics. Approximate ranges:

For owners with multiple properties in the same area (a family with three apartments in Nafplio, or a portfolio of three Paros units), per-property surcharge reduces meaningfully — clustering is the main lever for keeping island and Peloponnesian oversight affordable.

The honest version

If your property is on a very remote island we don't already have travel logistics for, we may quote you a higher rate or — more rarely — decline the engagement and refer you to a local operator we know. We'd rather tell you we're not the best fit than overcharge for visits we can't sustain at quality. Most of our island members are on a one-visit-per-month schedule with a 3–4 hour on-site dwell, which gives us enough time to do real work each visit.

How does pricing work for island and Peloponnese properties?

Base plans start at €99 per month for one visit. Because island and Peloponnesian properties require longer travel time, we add a travel surcharge ranging from €30 to €120 per visit. Total monthly cost typically lands between €129 and €349 for one to two visits per month.

My family home is on a small island where there isn't a local handyman I can trust — can you still help?

Yes. We bring vetted tradespeople with us when needed, document everything photographically, and act as the trusted intermediary you don't currently have. For very remote properties, the visit cadence is usually lower but the documentation service is identical.

Do you handle Cyclades-island STR compliance?

Yes. Law 5170/2025 STR requirements apply equally on the islands. We help island STR owners build the compliance documentation, verify safety equipment, and provide independent oversight separate from your booking manager.

What's special about caring for stone and traditional island properties?

Older island and Peloponnesian stone houses have specific issues — humidity buildup in thick stone walls, roof maintenance on traditional ceramic tiles, cistern integrity, garden and olive grove monitoring, and frequent assessments of stone-wall pointing and external timberwork. Our inspection adapts to traditional construction.
