Three things that matter for absentee owners:
The historical city centre (Aristotelous, Egnatia, the Ladadika, Valaoritou), Ano Poli (Upper Town), and the dense residential neighbourhoods around them — Charilaou, Toumba, Analipsi, Faliro. Mostly multi-unit blocks dating from the 1960s onwards, active building-meeting culture, ENFIA-heavy property profile.
Kalamaria, Pylaia, Panorama, Thermi, Neoi Epivates. Higher-value units and detached homes, sea-air corrosion exposures, frequent second-home owners, longer winter dormancy periods. Stronger English-speaking absentee owner base.
Polichni, Sykies, Stavroupoli, Evosmos, Neapoli, Ampelokipoi, Eleftherio-Kordelio. Mostly residential blocks, common-area maintenance is the biggest absentee-owner pain point. Building manager (διαχειριστής) interaction is essential.

From 1 March 2026, Law 5170/2025 extended to parts of central Thessaloniki the same short-term-rental restrictions first applied in central Athens. New AMA registrations are restricted in saturated central districts. Existing registrations from before that date are grandfathered in but face new compliance requirements — mandatory civil liability insurance, AMA visible on every listing, RCD circuit breakers, smoke detectors in bedrooms and kitchen, fire extinguishers (one per 100 sq m), and fire-safety signage on the inside of the entry door.

Yes. From 1 March 2026, Law 5170/2025 extended its restrictions to parts of central Thessaloniki. Civil liability insurance, AMA registration, RCD circuit breakers, smoke detectors and fire extinguishers are now mandatory in any property listed for short-term rental.

Thessaloniki has higher year-round humidity than Athens because of the Thermaikos Gulf microclimate, more rainfall, and meaningful winter cold (occasional snow). More aggressive damp and mould risk, more frequent balcony-drain maintenance, more attention to heating systems during long absences, and higher exposure to frozen-pipe risk in older buildings without continuous heating.
