Home Watch Thessaloniki — your property, quietly looked after while you're abroad.

Members-only home watch in Thessaloniki and the wider Central Macedonia region for owners who live abroad. Founder-led inspections, photo reports, insurance-grade documentation, and the Greek-language admin you don't want to be doing from Sydney or Toronto on a Tuesday morning.

Thessaloniki has a quieter property-care problem than Athens — and a more dangerous one. Quieter because there's less daily noise around the city's real-estate market. More dangerous because Thessaloniki's climate, building stock and seasonal usage patterns create slow, compounding damage that owners abroad usually don't catch until they fly in and find it.

If you own an apartment or family home in Thessaloniki and you spend most of the year in Australia, Germany, the US, the UK, or anywhere else outside Greece, this page is for you.

What makes Thessaloniki property different from Athens

Three things that matter for absentee owners:

Where we cover in Thessaloniki

Central Thessaloniki

The historical city centre (Aristotelous, Egnatia, the Ladadika, Valaoritou), Ano Poli (Upper Town), and the dense residential neighbourhoods around them — Charilaou, Toumba, Analipsi, Faliro. Mostly multi-unit blocks dating from the 1960s onwards, active building-meeting culture, ENFIA-heavy property profile.

Eastern coastal suburbs

Kalamaria, Pylaia, Panorama, Thermi, Neoi Epivates. Higher-value units and detached homes, sea-air corrosion exposures, frequent second-home owners, longer winter dormancy periods. Stronger English-speaking absentee owner base.

Western and northern suburbs

Polichni, Sykies, Stavroupoli, Evosmos, Neapoli, Ampelokipoi, Eleftherio-Kordelio. Mostly residential blocks, common-area maintenance is the biggest absentee-owner pain point. Building manager (διαχειριστής) interaction is essential.

Halkidiki and the wider region

By request and with a travel surcharge: Kassandra peninsula (Nikiti, Sani, Pefkochori, Kallithea, Hanioti, Polychrono), Sithonia (Neos Marmaras, Sarti, Vourvourou), and the broader Halkidiki second-home belt. Pieria (Paralia Katerini, Olympic Beach), Naoussa, and select Mount Olympus foothill properties also available on tailored quote.

The Thessaloniki visit — what we actually do

The inspection structure is the same comprehensive checklist we run everywhere in Greece, with three Thessaloniki-specific add-ons baked into every visit:

  1. Standard interior inspection. Full walk-through of walls, ceilings, floors, doors, windows. Tap and toilet flushing, drain-trap testing, visible plumbing under sinks. Electric panel visual check. Balcony and terrace drains tested. Indoor plants watered. Mail collected. Photo report inside 24 hours.
  2. Humidity reading (Thessaloniki addition). A handheld hygrometer reading in the most damp-prone rooms — typically the bathroom and the kitchen corner. Sustained relative humidity above 70% gets flagged early, before mould visibly appears.
  3. Heating system verification (winter months). November through March, we confirm the central heating is functioning at minimum-protection temperatures and verify radiators throughout the property. The cost of running heating at 12°C for three months is less than the cost of a single burst-pipe claim.
  4. Building announcements check. Notices posted in common areas about meetings, repairs, water-supply interruptions, condo-dues changes — all photographed and translated for you on the same report.

Members can request additional Thessaloniki-specific services on demand: building-meeting attendance, ENFIA paperwork coordination, ΔΕΗ and ΕΥΑΘ bill handling, insurance claim representation, AMA registration support for short-term-rental owners, and renovation oversight during contracted work.

The short-term-rental rule change you should know about

From 1 March 2026, Law 5170/2025 extended to parts of central Thessaloniki the same short-term-rental restrictions first applied in central Athens. New AMA registrations are restricted in saturated central districts. Existing registrations from before that date are grandfathered in but face new compliance requirements — mandatory civil liability insurance, AMA visible on every listing, RCD circuit breakers, smoke detectors in bedrooms and kitchen, fire extinguishers (one per 100 sq m), and fire-safety signage on the inside of the entry door.

Fines run €5,000 for first offence, up to €20,000 for repeat violations, with platform-listing bans of up to six months. Read our full breakdown in Law 5170/2025 — the new short-term-rental rules every owner should know.

If you currently list a property in Thessaloniki on Airbnb or Booking.com

You have an audit window. Compliance paperwork — AMA certificate, civil liability policy, electrician's RCD certificate, fire-extinguisher inspection cards, condition log — needs to be assembled and accessible. We help members build this folder and verify the safety equipment is actually in place. See our Airbnb & STR oversight service →

Plans and pricing for Thessaloniki

Same three tiers we run nationally — visit frequency is what changes:

Who in Thessaloniki we're a fit for

Three groups of owners we serve well in Thessaloniki:

If you're a Thessaloniki resident looking for occasional cleaning or maintenance help, you're probably better served by a local cleaner or handyman directly. Our model is built for owners who don't live in Thessaloniki and who need documented, professional oversight.

Starting with us in Thessaloniki

One 30-minute discovery call. We discuss the property, your travel pattern, what you're worried about. No pitch, no pressure. If we're not a fit, we say so and point you somewhere appropriate. If we proceed, a single 90-minute onboarding visit at the property (survey, key intake, baseline condition documentation) sets up the regular visit schedule, which starts the following week.

Thessaloniki FAQs

Common questions about our Thessaloniki service.

Do you cover Thessaloniki and the surrounding suburbs?

Yes. We cover the Thessaloniki city centre, the eastern coastal suburbs (Kalamaria, Pylaia, Panorama, Thermi), the western and northern suburbs (Polichni, Sykies, Stavroupoli, Evosmos, Neapoli, Ampelokipoi), and the Halkidiki second-home belt by request. The wider Central Macedonia region — Katerini, Pieria, Naoussa — is available on tailored quote.

Is Thessaloniki property affected by the new short-term-rental rules?

Yes. From 1 March 2026, Law 5170/2025 extended its restrictions to parts of central Thessaloniki. Civil liability insurance, AMA registration, RCD circuit breakers, smoke detectors and fire extinguishers are now mandatory in any property listed for short-term rental.

How much does home watch in Thessaloniki cost?

Plans start at €99 per month for one visit per month (€79/mo billed annually). Two visits per month is €149 (€119 annually). Four visits per month is €249 (€199 annually). Prices exclude Greek VAT. A one-time €100 onboarding fee covers key intake, property survey and secure documentation. Cancel anytime with 30 days written notice.

What's the difference between Thessaloniki and Athens for property care?

Thessaloniki has higher year-round humidity than Athens because of the Thermaikos Gulf microclimate, more rainfall, and meaningful winter cold (occasional snow). More aggressive damp and mould risk, more frequent balcony-drain maintenance, more attention to heating systems during long absences, and higher exposure to frozen-pipe risk in older buildings without continuous heating.

Can you handle building meetings and bills in Thessaloniki?

Yes. Building meetings (γενικές συνελεύσεις), utility bills (ΔΕΗ electricity, ΕΥΑΘ Thessaloniki water, gas, condo dues), insurance renewals and accountant coordination are all available as member add-on services.

Do you serve Halkidiki and second-home properties outside the city?

Yes, on a request basis with a small travel surcharge. The Halkidiki peninsula (Kassandra and Sithonia) is a meaningful second-home market and we have members across Nikiti, Neos Marmaras, Sani, Pefkochori and the wider Halkidiki area.
