What is home-watch?

Home-watch is a professional property-oversight service: a trained person visits your property on a regular schedule, runs through a structured checklist, and reports what they find. It's distinct from a cleaner, a building manager, or a property manager — those roles do specific tasks but rarely document the property's condition systematically. Home-watch is about prevention and documentation.

How is this different from property management?

Traditional property management is mostly about renting your unit out and handling tenants. Home-watch is for properties that are vacant — or that you live in seasonally — and need professional oversight rather than tenancy administration. We work alongside property managers, not against them.

What happens during a single visit?

Every visit follows the same comprehensive checklist: interior walk-through, plumbing flushes, leak and moisture inspection, balcony and terrace check, electric panel review, air circulation, indoor plants, mail collection. You receive a timestamped photo report within 24 hours.

Who holds my keys and how are they secured?

Keys are stored under coded internal control — never labelled with property details. Access is granted to third parties only with your written authorisation. If we ever lose a key, we replace your locks at our cost — full stop. This is in every member agreement.

What areas in Greece do you cover?

We currently serve Athens, the Athens Riviera, the northern Athens suburbs, Thessaloniki, Crete, Corfu, Rhodes, Paros, the Peloponnese, and surrounding areas. Outside our standard coverage, contact us to discuss — we extend regularly for the right properties.

What if something goes wrong while I'm abroad?

You have a trusted local presence ready to respond. We assess the situation, coordinate the appropriate professional, and supervise the work after your written approval. For pre-agreed emergencies (burst pipes, electrical faults, broken locks) under your authorised threshold, we act immediately and notify you. You're always kept informed and in control.

Why is this a members-only service?

We cap the number of properties we accept so that quality and responsiveness never drift. A home-watch operator stretched across 80 properties is just a key-holder. We're built differently.

Are you insured?

Yes — we carry professional civil-liability insurance compliant with Greek and EU standards. Documentation available on request.

What's the cancellation policy?

Cancel anytime with 30 days written notice. No exit fees. No long-term contracts. Stay because the service is worth it.

How do I get started?
