Property management companies in Athens are typically paid by rental turnover — their focus is filling the calendar with tenants or short-term guests. A home watch service works for the owner, not the rental platform. We oversee vacant properties between or instead of tenancies, producing the documented condition reports that protect the asset itself. Many of our members use a property manager for rentals and us for owner-side oversight; the two roles complement rather than replace each other.
Plans start at €99 per month for one visit per month (€79/mo billed annually). Two visits per month is €149 (€119 annually). Four visits per month is €249 (€199 annually). All prices exclude Greek VAT. A one-time €100 onboarding fee covers key intake, property survey and secure documentation. Cancel anytime with 30 days written notice.
Yes. Keys are stored under coded internal control — never labelled with property details — and access is granted to third parties only with the owner's written authorisation. If a key is ever lost, we replace the locks at our cost. This commitment is in every member agreement.
Greek home-insurance policies typically restrict cover after a continuous period of 30 days of vacancy. Without documented proof of attendance, common exclusions — water damage from internal sources, vandalism, claims complicated by delayed discovery — can be applied to refuse or reduce a claim. Our scheduled visits and timestamped photo reports produce the attendance evidence insurers expect.
Yes. Attending and representing you at building meetings is an add-on service available to members. We vote according to written instructions you provide in advance, translate meeting notices and minutes, and flag major decisions (assessments, renovations, legal matters) for your attention before the meeting.
