Founder-led oversight for Greek Golden Visa investors. Scheduled documented inspections, full local admin, compliance-aware reporting, and multi-unit portfolio support — built for a property held primarily as an asset and a residency permit, not as a place you visit often.
There are roughly 28,000 valid Greek Golden Visa permits outstanding as of December 2025, with several thousand new applications per quarter. Behind those numbers sit close to €13 billion of qualifying real estate, mostly in Attica, Thessaloniki, and the higher-value islands. The vast majority of those properties are held by investors who don't live in Greece, don't rent them out (current rules block short-term rental for Golden Visa properties), and visit infrequently if at all. The properties sit, vacant, year-round.
This page is for investors in that situation. Whether you're Chinese, Israeli, Turkish, American, British, Lebanese, or anywhere else, and your Greek property is held primarily for residency and investment purposes — we built our Golden Visa service for exactly your situation.
Four structural realities that shape how we work with investor-owners:
Current minimum investment thresholds, in force for new applications since the 2024 reforms:
Existing permit holders are grandfathered at the threshold in force when they applied. Renewal applications use the threshold at the original investment date, not the current one — meaning early investors at the original €250,000 floor still qualify for renewal on those terms.
The same comprehensive inspection routine we run on every property, with two Golden-Visa-specific additions: a quarterly ownership-verification photograph (exterior of property, address visible, time-stamped — the kind of evidence that supports the "genuinely held" narrative at renewal) and an annual condition report that summarises a year's worth of visits into a single document suitable for inclusion in a renewal portfolio.
ΔΕΗ electricity bills (kept current — abandoned utility accounts can complicate renewal), ΕΥΔΑΠ water bills, building dues, condo fees, ENFIA paperwork coordination with your Greek accountant, insurance renewal calendar. Your immigration lawyer handles the permit filings; we handle the everything-else.
Roughly a third of our Golden Visa members hold two or more units (either to clear the threshold without a single mega-property, or as a portfolio strategy). We provide unified portfolio reporting: a single quarterly call covering all properties, aggregated insurance renewals on synchronised calendars, and an annual portfolio condition report covering all units. Multi-unit pricing offers a 15–25% reduction on aggregated plan fees.
Most Golden Visa investors hold a building-only insurance policy with relatively modest coverage. We help upgrade these where appropriate (especially for premium properties), monitor renewal dates, and represent the owner in claims when they happen. Read why the 30-day vacancy rule matters more for vacant investor properties than almost any other property type.
Many Golden Visa properties were purchased without significant renovation. When the investor decides to upgrade — to lift value, prepare for eventual sale, or comply with stricter habitability standards — we provide independent renovation oversight: daily site visits, photo logs, sub-contractor coordination, budget tracking. The construction-and-estate-management background of our founder family makes this an area where we add unusually high value.
For the investor who visits annually with the family for one or two weeks, we set up the arrival properly: AC pre-cooled, fridge stocked, fresh flowers, airport transfer. The property goes from "dormant asset" to "ready to use" in 24 hours of pre-arrival prep.
One 30-minute discovery call. We discuss your property (or properties), the permit status, how often you visit (or don't), and what your existing immigration lawyer is or isn't already handling. No pitch, no pressure. If we're not a fit, we say so and refer you to a local property-management firm we trust.
If we proceed, a single 90-minute onboarding visit at the property (full survey, key intake, baseline condition documentation including a "permit-grade" set of timestamped photographs) sets up the regular schedule. For multi-unit investors, we onboard properties on a staggered schedule across two or three weeks.
If your Golden Visa property is in central Athens Districts 1, 2 or 3, you're already covered by the Law 5170/2025 short-term-rental freeze (in force until at least December 2026). This doesn't affect Golden Visa eligibility — your permit doesn't require STR use — but it does mean the property must stay vacant or long-term-rented. Our service is built precisely for this configuration. Read the full STR rule breakdown →
Property care for Golden Visa investors specifically addresses the unique situation of an asset that's held primarily for residency-permit purposes rather than for personal use or rental. Scheduled inspections, condition documentation, full local admin, and compliance-aware reporting that protects both the asset and the visa eligibility.
No. Under current rules, Greek Golden Visa properties cannot be used for short-term rental (under 90 days per stay) while the visa is active. They can be rented on long-term residential leases (12+ months) without affecting visa status.
€800,000 for Attica, Thessaloniki, Mykonos, Santorini, and islands over 3,100 residents (minimum 120 m²); €400,000 for the rest of Greece; €250,000 for historic preservation or industrial-conversion properties. New applications use current thresholds; existing permit holders are grandfathered.
Yes. Multi-unit Golden Visa investors are a meaningful share of our membership. Portfolio-level pricing for 2+ units, annual asset condition reports across the portfolio, coordinated insurance renewal calendars, and a single quarterly review call covering all properties.
Proof of continued property ownership, property tax compliance, the property still meeting investment threshold criteria, and supporting documents from your Greek immigration lawyer. We don't handle the immigration filing itself, but we maintain photographic and condition documentation that supports the underlying claim.
Standard plans (€99 / €149 / €249/mo) apply. Most Golden Visa investors choose Recommended or Premium given asset value. Multi-unit portfolio pricing offers 15-25% discount on aggregated fees.
