Existing permit holders are grandfathered at the threshold in force when they applied. Renewal applications use the threshold at the original investment date, not the current one — meaning early investors at the original €250,000 floor still qualify for renewal on those terms.

Many Golden Visa properties were purchased without significant renovation. When the investor decides to upgrade — to lift value, prepare for eventual sale, or comply with stricter habitability standards — we provide independent renovation oversight: daily site visits, photo logs, sub-contractor coordination, budget tracking. If your Golden Visa property is in central Athens Districts 1, 2 or 3, you're already covered by the Law 5170/2025 short-term-rental freeze (in force until at least December 2026). This doesn't affect Golden Visa eligibility — your permit doesn't require STR use — but it does mean the property must stay vacant or long-term-rented.
