The Athens Riviera is the single highest-stakes property zone in Greece. The 25-kilometre coastal strip from Faliro down to Cape Sounio holds more than €40 billion of residential real estate at current valuations, much of it owned by people who don't live in Greece year-round. The combination of high asset value, exposure to salt air and Saronic Gulf weather, and seasonal usage patterns makes the Riviera the most demanding zone in the country for absentee ownership.

Three factors compound here that don't apply to central Athens:
Old and New Faliro, Alimos, Helleniko (including the Ellinikon redevelopment zone), Glyfada. Mostly mid-rise apartment blocks, some detached homes in the older parts of Glyfada. High concentration of returning diaspora, Golden Visa investors, and short-term-rental properties. Walkable, urban, with strong building-management overhead.
The most expensive coastal real estate in mainland Greece. Detached villas, large beachfront apartments, the highest concentration of international owners. Pool maintenance, garden oversight and salt-air-aware exterior inspection are essential. Many properties used 8–12 weeks per year by their owners and otherwise dormant or rented short-term.
Saronida, Anavyssos, Palaia Fokaia, the Cape Sounio coastal belt. More holiday homes, more older Greek family properties mixed with newer international purchases. Longer travel time from central Athens means we typically reserve Premium-plan visit frequencies for this zone unless properties are clustered.

The geographic freeze on new short-term-rental registrations under Law 5170/2025 applies to central Athens municipal districts 1, 2, and 3 — not to the Riviera. New AMA registrations remain open in Glyfada, Voula, Vouliagmeni, Varkiza and the rest of the coast through at least 2026. One 30-minute discovery call. We discuss your Riviera property — apartment or villa, pool or no pool, STR or owner-use, how often you visit. No pitch. If we're a good fit we proceed to a single 90-minute onboarding visit at the property (survey, key intake, baseline condition documentation including a salt-air baseline for exterior elements). Regular visits start the following week.
We cover the full Riviera coastline: Old and New Faliro, Alimos, Helleniko (including the Ellinikon project area), Glyfada, Voula, Vouliagmeni, Varkiza, Lagonisi, Saronida, Anavyssos, Palaia Fokaia, and the Cape Sounio coastal belt. Higher-density inland neighborhoods bordering the Riviera are also covered as part of the same operational zone.

Pool and garden oversight is an add-on service available to members. We coordinate with vetted pool technicians for weekly or bi-weekly maintenance, chemical balance monitoring, seasonal opening and closing. Garden maintenance follows the same model.
Yes. AMA registration, civil liability insurance, RCD breakers, smoke detectors and fire extinguishers are mandatory. The geographic freeze applies to central Athens not the Riviera, so new registrations remain open here.
Plans start at €99/mo for one visit per month (€79/mo billed annually). Two visits per month is €149 (€119 annually). Four visits per month is €249 (€199 annually). Pool, garden, and STR oversight are member add-ons.
Yes. Our inspection routine adapts to villa-specific needs — exterior building condition, garden and pool monitoring, gate and perimeter security, garage and vehicle storage. The Premium plan is most common for villa-grade properties.
