What they are not paid to do is detect the slow leak under the kitchen sink, the humidity creeping behind the bedroom wall, or the AC unit running on its last six months of life. We are. And we work entirely for the owner — not for the rental platform, not for the cleaning company, not for the property manager.
What our STR oversight looks like
- Independent property checks between guest stays (not coordinated with cleaners)
- Maintenance condition reports — what is actually wearing out, regardless of guest reviews
- Verification that cleaners and STR managers are doing what their contract says
- Compliance check — AMA registration, safety equipment, civil liability insurance (Law 5170/2025)

We don’t replace your STR manager
We have no interest in becoming your booking manager, your cleaner, or your guest-comms operation. Those people exist and do their job well. What is missing is the layer above them: somebody auditing the auditors, somebody who reports to you and only to you. That’s us.
Greece’s new STR rules (2025)
Law 5170/2025 (effective October 2025) introduced civil liability insurance requirements, safety equipment standards (fire extinguishers, smoke detectors, RCD circuit breakers), and mandatory AMA registration. New AMA registrations in central Athens districts 1, 2, and 3 are suspended through 31 December 2026. Fines for non-compliance run from €5,000 to €20,000. We track these rules so you don’t have to.
