I grew up inside Greek property — three generations of it. My grandfather built apartment blocks in central Athens in the 1960s, in the wave that defined the modern city. My father ran the small construction-and-estate-management firm that maintained those same buildings through the 1980s and 1990s — repairs, renovations, the slow daily work of keeping older buildings alive. By the time I was at university, I had spent more weekends walking through Athens buildings with a clipboard than most Greek property professionals do in a decade.
I spent much of my adult life living and working outside Greece. From that distance I watched something the family business was uniquely positioned to notice: thousands of Greek properties owned by people who had left, and couldn't easily come back. Friends with inherited apartments in Pagrati. Cousins with holiday homes on Crete and family villages in the Peloponnese. Diaspora families who had been "getting around to it" for ten years. The pattern was the same everywhere — the property was still in the family on paper, but nobody was actually paying attention. Slow leaks. Missed building meetings. Insurance policies quietly invalid. Asset value bleeding away in the small ways that don't make the news.
